The calculation

A payment plan is only useful if the cash is there.

This Dubai off-plan handover shortfall calculator checks the final payment against money earmarked for it. It assumes you save the same amount each month until handover.

Total needed = purchase price × handover percentage + other unpaid handover costs.

Projected funds = cash set aside + monthly saving × months remaining + planned financing.

Cash gap = total needed − projected funds. If funds exceed the amount needed, the result shows a surplus.

Monthly saving needed = the amount still needed after cash and planned financing, divided by months remaining, with a minimum of zero. If handover is due now, the calculator shows the amount needed now instead.

This covers the handover payment only. Earlier instalments, interest, investment returns and changes to your payment dates are not modelled. Check the actual payment schedule and unpaid costs in your contract.

Common questions

What does a 60/40 payment plan mean?

Where your contract uses 60/40 to mean before and at handover, 60% is paid before completion and 40% is due at handover. Enter 40 in “Due at handover”. Always use your contract’s actual schedule; a post-handover plan may work differently.

Should I include a mortgage?

You can enter a financing amount to test a scenario. The calculator does not check mortgage eligibility or guarantee approval. Compare the result with financing set to 0, and confirm the amount and timing with your lender.

Which costs should I include?

Include charges you still expect to pay at handover, plus any setup allowance or buffer you choose. Leave out fees already paid and avoid counting the same cost twice. Use actual quotes where available; the example cost is illustrative.

What if handover is delayed or brought forward?

Change the months remaining and recalculate. The tool assumes the final payment moves with that date and your monthly saving continues. Check the developer’s actual payment notice; other instalments may remain due on their original dates.

Does a surplus mean the property is a good investment?

No. It means the figures entered cover this payment. It does not assess the developer, project quality, resale prospects or rental return.

Do I need to sign up or share my figures?

No. The example works immediately and your figures update the result in this page. This calculator does not send your inputs anywhere or save them between visits.
